General Policy
With booking online we will automatically take a non refundable 20% deposit of the card you booked with and the remainder amount off your card on departure but we will refund to the below's cancellations terms.
Please contact us giving as much notice as possible if you wish to cancel a reservation.
1. Booking & Cancellation
(a) Please note that acceptance of a booking, whether verbally or in writing, shall create a legally binding contract between the Kettle House, Bed and Breakfast and the person (the client) who has booked the room or rooms ( Both known as the parties to the contract). This contract applies whether that person books directly or through a third party. Where the client gives credit or debit card details, in order to guarantee a booking or in order to make payment of a deposit or in any other circumstances, then it is agreed between the parties that in the event of cancellation or non-payment, the Kettle House Bed and Breakfast can debit that credit or debit card with the full amount for any of the following(i) to (iv)-
(i) A cancellation charge, ( see cancellation policy below at (f) and (g)), whether or not either party has signed any documentation, provided a contract has been created between the parties as stated in (a) above. The client agrees that no further authorisation in any form is necessary.
(ii) any amount outstanding at the end of the clients stay,
(iii) in respect of any damage or loss of property whether accidental or not caused by theclient or any member of his or her party.
(iv) If after arrival the client or any of his or her party fail to stay for the full period of their booking at the Kettle House then this would amount to a cancellation, for which the Kettle House can debit the clients credit or debit card with the full amount for any revenue lost as a result of the room or rooms sitting empty during the booked period.
(b) Any deposit requested for bookings is non-refundable unless section(d) below refers
(c) The Kettle House will take all reasonable steps to fulfil the reservation to best of its ability and inaccordance with the booking, however although we will do our utmost to avoid cancelling a booking at any time, we reserve the right to do so. However should this arise we will endeavour to offer an alternative accommodation where possible. Should this occur during your stay we will offer a full refund, less the daily rate for each day or part thereof that you may have occupied the room. We reserve the right to provide alternative accommodation of a satisfactory standard at no additional cost to you.
(d) The Kettle House reserves the right to cancel a booking forthwith and without liability on its part in the event of damage or destruction to the Bed and Breakfast by fire or other cause, or any other cause beyond the control of the Kettle House which shall prevent it from performing its obligations in connection with any booking. In such an event the Kettle House will refund any deposit made, but will have no further liability to the Client.
(e) Whilst the Kettle House is taking reasonable steps to ensure that information contained within its brochures, tariffs, leaflets, website and other advertisement materials is accurate, it reserves the right to alter, substitute or withdraw any service, facility or amenity without notice if necessary.
Cancellation
(f) Any Cancellation within the 5 day period before the booked accommodation date will incur a 100% charge of anticipated revenue for all rooms and days booked. The full cost of all days booked will be charged to the card provided, and no further authorisation would be required for this purpose. If the room is re-let, then the cancellation charges will be wavered or reduced depending on whether or not the anticipated revenue is achieved. Any change during this 5 day period, in respect of the booked dates even if the client rebooks a new period at a later date will be classed as a cancellation, unless agreed between the parties. For Group bookings of 3 rooms or more, the cancellation period will be 28 days unless agreed in writing between the parties.
(g) Unless your Booking has already been cancelled in accordance with Clause(f), your failure to arrive for a Booking by 9pm on the first night of your Scheduled Stay will be treated as a cancellation as detailed in (f) above. The full cost of all days booked will be charged to the card provided, and no further authorisation would be required for this purpose. If you anticipate that you will fail to arrive for a Booking by the 9pm you must let the Kettle House know and agree an alternative arrival time.
Please note In any event we will do our best to try to re-sell the room, however we strongly advise you to take out holiday insurance.
Rooms will be ready from 4pm to 6pm on the day of arrival. If you are wanting to arrive earlier or later than these times then this is possible as we now offer a self check in system through Whatsapp.
Please do let us know if you are arriving later so we can organise the check in details. If you do not let us know your arrival time and it is after 8pm then we will take this as a no show and can re let the room you have booked.
